A Markham condo decision has three layers: the unit, the condominium corporation and the surrounding area. A good-looking unit can still carry higher financial or lifestyle risk if the corporation has major repairs, rising common expenses, special assessments, restrictive rules or substantial construction planned nearby.

Four Markham condo search zones to compare

Markham Centre / Unionville GO

This is the clearest transit-oriented condo cluster in Markham. Unionville GO is at 155 YMCA Boulevard, and the City continues planning work in Markham Centre. Compare station access, Highway 7/YRT connections, nearby development applications and whether a future building could affect light or views. Unionville GO details.

Unionville / Highway 7

Highway 7-area condos can offer YRT/Viva access and proximity to shops and restaurants, while historic Main Street Unionville has heritage protections. A unit marketed as “Unionville” may have a very different walking environment depending on which side of the corridor it is on. Check heritage boundaries.

Thornhill / south Markham

Southwestern Markham can connect more directly to Toronto and the Yonge corridor, but future transit and planning conditions vary by exact address. Cornell / east Markham

What the status certificate should lead you to investigate

  1. Reserve fund and major work. Ask whether planned repairs to windows, elevators, parking structures, mechanical systems, roofs or other common elements are adequately funded.
  2. Fee direction. Look beyond today's monthly fee: review the current budget, recent increases and any disclosed expected increases or special assessments.
  3. Corporation insurance and litigation. The status package can reveal insurance information and outstanding legal matters that deserve legal review.
  4. Rules that affect your use. Confirm restrictions concerning pets, leasing, renovations, parking, lockers, balconies and move procedures.
  5. Unit-specific obligations. Verify whether common expenses are current, what parking/locker interests are legally attached, and whether there are exclusive-use elements.
  6. Neighbouring development. Use Markham's planning and zoning resources to understand what may be permitted or proposed next door; a current view is not necessarily a protected view.
